North Raleigh streets feeding the surge
Properties along Falls of Neuse Road between Durant Road and Raven Ridge Road have seen the fastest turnover. Buyers also target lots near the Falls Lake State Recreation Area boat ramps at Highway 98. Local builders have pulled permits for 19 new waterfront homes on those corridors since January, according to Wake County Planning Department filings.
The area sits 12 miles north of the Raleigh Convention Center and draws commuters who work at the state government complex downtown or at the Research Triangle Park offices along Interstate 40.
Numbers behind the momentum
Wake County property data list 37 waterfront closings in the first six months of 2026, compared with 28 in the same stretch of 2025. Average days on market dropped to 19, down from 34 a year earlier. Appraisers with the county noted that homes with private docks now appraise 22 percent above those without direct lake access.
Investors eyeing entry should review current listings through the Raleigh Regional Association of Realtors multiple listing service before the next round of new construction hits the market in September. Checking flood-zone maps at the Wake County GIS portal remains essential before any offer.
